What can you expect from Basic Spain


 

 

Purchase contact.
To verify the accuracy of the sales contract a lawyer will be determined, the period is usually 30 days.
The lawyer will check the following formal things:

 

The registration of the developer in the commercial.
The ownership of the plot.
Licenses and approvals of the project.
The compulsory bank guarantee from developer
The conditions of the deposit(s).
The description of the property and the quality on the materials.


After signing the contract you are the beneficial owner of the house.
This contract is always in Spanish, it's up to the lawyer to ensure that all conditions are met.
If necessary, a translation will be provided by a lawyer.
We do business with a Dutch lawyer who lives in the region.
It is up to you to decide which lawyer you take.


Identity Card (NIE number).
As a non-resident in Spain you must have an NIE number. For all financial transaction you need this number.
The lawyer can arrange such an identity card for you.


Mortgage.
There are different opportunities.
You can close the mortgage directly with a Spanish bank, or in some cases directly with the developer.


Notaries deed.
After signing the title deed and the registration of the property at the Offices of the Land registry you are the legal owner of the property.
The Solicitor represents both parties (Buyer and Seller)
The solicitor will ask both parties to mutual agreement of the contract and the financial settlement.
And also witnessed the signing of the contracts.
The outstanding amount will be paid under the watchful eye of the notary.
The notary accepts no responsibility for the accuracy of the contracts.


Other maters.
The property should be registered with the new owner in the municipality.
The tax on the property deed must be paid within 30 days.
Issue of a residence permit in the town.
Guarantee of the developer for 10 years on construction defects.
Connections of gas, water and light.

These cases are governed by the lawyer.


Additional costs.
It is usual that all prices of the properties in Spain are shown exclusive VAT (IVA).
You will need to calculate 7%.
